Plans for Port Royal: anticipating a Regeneration Board >> Scoping Study consultation >> "What is the purpose of this extra capacity?"

There are questions emerging as to the massiveness of the proposed building at Port Royal:

The following studies have been sent to this blog and show that "all the community spaces and the 30 resident units can be easily accommodated in a smaller footprint with less height than has been proposed in the Port Royal Scoping Study."

"It begs the question what is the purpose of this extra capacity and what is it meant for? Is this really the right solution for Port Royal? It appears most in Sidmouth do not think so."

Port Royal – Approx. Dimensions and areas:
Highlighted footprint above is 1920m2

PR Scoping Study – Mixed Use Building:
Floors 1 and 2:
30 apartments (3 bedrooms) @ 100m
2 is 3000m2 + Circulation space (20%) 600m2 = 3600m2
Ground Floor (High Ceiling):
Amenity Areas (Life Boat + Sailing Club + Drill Hall + wc) say 1500m
2 + circulation (20%) 300m2 = 1800m2
Total + 5400m2
Basement (Sub Plinth) – Car Park

Comparing Sea Front Elevations:

The motivation seems to be largely about squeezing assets:
